Subliminal Selling Secrets™
The Subliminal Selling Secrets™ seminar is focused on subliminal messages, embedded commands, and Neuro-linguistics Programming techniques you will use to dominate your market. When you start using these techniques, everything grows stronger: your persuasion skills, your enthusiasm; your attitude. Even your outlook on life will dramatically change because you are no longer a victim of circumstance or the economy. You are empowered. You are in command. You decide your own fate. The seminar is designed for real estate professionals concerned with state and federal legislation and the National Association of Realtors® Code of Ethics. Enhance your persuasion skills and do it ethically.
The Short Sale Investment Workshop
Realtors® are surprised when they learn that commissions are hiding in overleveraged, pre-foreclosure, and short sale houses. To find these commission dollars you have to attend MSI's Listing & Selling Overleveraged and Short Sale Houses Workshop. The workshop provides the compass and road map to those commission dollars. The workshop begins with: finding, pricing, and marketing overleveraged properties; the foreclosure process and time line; pre-qualifying the seller; preparing a professional results oriented short sale package to submit to the mortgage lender(s); negotiating strategies; and most important... closing the deal and getting paid. The workshop is designed for real estate professionals concerned with state and federal legislation and the National Association of Realtors® Code of Ethics.
Lease Option Investment Workshop
Many Realtors® are too busy listing and selling. They overlook personal investment opportunities. That's why many salespeople struggle when the market slows and they become victims of the economy. The Lease Option Investment Workshop provides real estate professionals with the essential tools to start building personal net worth. The workshop is not designed to help you get more listings. Instead, it will provide you with the strategies and techniques to convert upside down and pre-foreclosure sellers (who can't sell their properties) into personal investments... providing you positive monthly cash flow. The workshop covers Lease Option, Contract for Deed, foreclosures and the critical information you need to become a successful investor. You will learn how and what you should do to build your personal wealth without violating the National Association of Realtors® Code of Ethics. Build your personal wealth and do it ethically.
If You Can't List You Can't Last
The listing workshop provides an unequaled opportunity to become a listing specialist. A MasterMind Scripting approach is explored. You will learn how to approach the listing challenge in a whole new way, a new manner of acting: your appearance; your voice; and your approach through words. You will use this workshop to build your strength and confidence that sellers expect when they come in contact with a listing specialist. The workshop is designed for real estate professionals concerned with the National Association of Realtors® Code of Ethics. Make every listing encounter count and doing it ethically.
Show Less Sell More
The Successful Selling Encounters workshop provides tested approaches to make every call as productive as possible by quickly turning 'suspects' into 'prospects.' A MasterMind Scripting approach is provided with questions to ask before showing. Learn how to make every sale encounter as productive as possible, getting through the paperwork and knowing how and when to close. The workshop will strengthen your will, bring new authority to your manner, and release the inner power at your command to turn your buyer's fears and indecisions into sales. The workshop is designed for real estate professionals concerned with the National Association of Realtors® Code of Ethics. Make every selling encounter count and doing it ethically.
MSI's workshops are jam packed with powerful persuasion and investment strategies. If you are seriously motivated there's no better way to internalize this material than in MSI's workshops.

Ulrich Leinhase
The real estate business is a continuing conflict. And the salesperson is always on the front line.
Why do some salespersons thrive while others fade away? Instinct? Good fortune? Getting the good breaks?
Ulrich Leinhase knows more than a little about conflict and survival. Following his tour of duty as a US Marine in Southeast Asia, Ulrich began his pursuit of real estate as a salesperson in one of the nation’s toughest markets: Detroit. Success followed quickly and Ulrich earned his Broker designation…just as the real estate market began to falter.
His answer? As you might expect: Adapt and improvise.
Ulrich created an opportunity with the U.S. Department of Housing and Urban Development (HUD) and put the private sector aside.
He began his HUD career as Realty Specialist and progressed through the ranks quickly to become Contracting Officer, Chief of the Single Family Housing Division, and finally, Chief Property Officer.
Federal regulations prohibited his participation in the private real estate sector in most every capacity due to conflict of interest. One notable exception was teaching.
Adapt and improvise.
Ulrich took advantage of the opportunity to train and teach, passing along the education he had received through hard knocks and experience. And that is how his real estate teaching career took root.
After a successful career with HUD, Ulrich opened his own real estate school and real estate brokerage headquartered in Jacksonville, Florida.
Ulrich hosted his own radio program, "The Cash Flow Dynamo™" on WOKV. This was a live call-in real estate show that provided answers to buying, selling and investment questions on Florida's First Coast.
Ulrich is the Permit Holder of Maximum Success, Incorporated, the widely acclaimed Real Estate School in Jacksonville, Florida.
He is actively involved teaching pre-licensing, post-licensing, and professional development courses and workshops.
Ulrich is also the principle broker of Maximum Success, Incorporated, Real Estate Services, a full service real estate brokerage, and Realty Referral, Group, Inc., a real estate brokerage firm for licensees who do not want to actively list or sell but want to earn referral fees.
Adapt and improvise.
In Jacksonville you can tune in weekly to Home Game Jacksonville on Comcast Channel 29, Wednesday evenings at 8 PM. This is an informative and educational format aimed and designed to enlighten individual homeowners as to the secrets of successfully selling or buying a home in today’s upside-down market.

Think about it: who better to teach survival and success than one who has survived and succeeded? Who better to teach real estate than one who has lived it?
